Most expensive municipalities in 2025

The most expensive municipalities in Belgium are concentrated around Brussels: Uccle, Ixelles, Woluwe-Saint-Pierre and Walloon Brabant (Lasne, La Hulpe, Waterloo, Rixensart). In Flanders, Knokke-Heist, Tervuren and Sint-Martens-Latem dominate the rankings. Prices regularly exceed €4,000/m².

Where to invest in 2025?

Areas offering the best value for money are located on the outskirts of major cities: the second ring around Brussels (Tubize, Braine-le-Comte), areas around Liège (Seraing, Herstal) and certain municipalities in Limburg offer interesting appreciation potential with still affordable prices.
